All buildings may be built in a city (where the land is included in the house price) or on a land tile. Only one castle and one palace may be built on any single tile. If built in a city, castles and palaces include an estate. All buildings outside of a city must also purchase a land tile or arrange land use with the tile owner.

Homes do not have a Base Defense but do receive points from Defense Works. Defensive Value is Size Class * amount listed. A castle (class 5) gets a 10 point defense value from it's armories. A tower (class 1) gets a 2 point defense value from an armory.

A = Available for upgrade
I = Included in appropriate numbers
# = This many included
Bedrooms may be combined to form suites or great rooms.
#living rooms = The buyer may choose from living room, den or game room for each.
#other rooms = The number of other rooms that are included. The room type for each may be bedroom, living room, library or dining room.
#upgrd rooms = The maximum number of rooms that may be added to this home style.
srvnt rooms = Rooms for the household servants. There are enough rooms to house an appropriate staff.
srvnt area = Working, recreation and usage areas for the servants. There are enough rooms for the staff level.
A hall may be combined with a ballroom to create a demigrand hall.
full baths = A full Roman bath with calderium, tepidarium and frigidarium plus changing areas, furnaces, etc.
armory = Armor and weapon storage plus training/exercising areas.
fort = Basic fortifications
guard house = Living and training areas for a household guard.
extern. fort = External fortress such as a perimeter tower.
A guard house and external fortress may be combined into the same building.

Upgrading / selling
Homes may be upgraded at any time by simply purchasing the upgrade. This increases the value of the home by the cost of the upgrade. We will purchase homes for 90% of the current value of the home as part of a new home purchase deal.

Physical startup/expansion requirements: 90% of list price (you save 10% off normal physical requirement costs).

Company Setup
The company is shared by its partners in 25 portions. Partner share will be taken into account in all decision making processes with proper weight applied per share. Majority weight shall decide all issues. The company will be run in day to day business by an autonomous CEO elected by the partners.

Distribution of Profits
The president may, at his/her discretion, withold up to 10% of all profits in a company account. These funds may be used at the discretion of the president for speculation in real estate and housing, expansion of the company and to cover costs in downgrade deals. The remainder of all profits will be divided into 24 equal portions. One portion shall be remitted to each partner share. The remaining portion shall be remitted to the company president in lieu of salary.

Partner Benefits
Partners may purchase, for their personal use, all products at an additional 10% discount of company standard prices.

Selling Partner Shares
This company is privately held. The partners must agree in principle to any new prospective parnter before shares can be transferred to create a new partner. Partner shares may be freely transfered between partners.

Okay, we're up and running. The first transaction is complete and we're ready and willing for the upcoming money festival.

Our first order of business is to select a president for the company. We don't have time to do it before the festival so we will time it to be complete at the termination of the festival.

Each partner may nominate one candidate. Candidates do not have to be partners. Please confirm that the candidate you select wants the job. We will start elections on Friday and they will be completed on Monday.

One other startup issue - Do the partners generally approve of the name Acroama?

There are no more shares. Our "shares" simply represent our original contribution and holdings in our partnership. Shares may be freely sold between partners. A prospective partner would have to be accepted by the partners in principle before shares could be sold to him/her.

Octavian, do you want a mansion or a castle? A mansion must be built in the city or on an improved (road, irrigation, etc) or protected tile (has a castle or palace on it). A castle may be built anwhere except a city. To build outside of a city you need to purchase a tile (see real estate thread) or have permission from the owner.

I request to buy the tile with the cattle just outside Valhalla. As a citizen of the city, I want to be close by, and have a great view! Also, peninsulas are very easy to defend... I will purchase it for 100g. Add it to the tab:D

Maybe just allow them to use any of the defense upgrades, though none are included in the original design.

Maybe allow whatever upgrades are applicable to the group's focus. Military clubs could get walls while the peaceniks could get a ballroom (for rallies).

That is very hilarious, yet still makes sense. I think this is reasonable, but what if the peaceniks what walls for keeping out the warmongers, and the warmongers want a ballroom to entertain a perspective salesmen for selling weapons? I think all upgrades should be available to all.

From what I know, you can have a mansion/castle. Castles can be built anywhere but cities, and mansions can be built in cities and where there are already castles. My castle is on 2,0

jdd2007 - These are huge, beautiful stables suitable for mounts for a king. (At least that's what it says in the pamphlet...)

Any home in the country has the proper outbuildings, including a barn, so you only need stables if you want to treat your horses like the royalty that they are.

Shaitan, as we were discussing earlier this morning, I have covered every square mile of tile -1/0 and found some very interesting areas. Most of all is the large hot springs. Close to the hot springs, I have found a kind of stone the natives call lime (limestone). There is a lot of it in the caves. Also there are sheer cliffs of a white marble substance. This is easy to make into slabs, but difficult to transport.
Anyway, I will build my home by the hot springs and use the slabs of white marble as flooring for parts of the house. I have finished designing the house and believe this design would fall into the large house category (approx. 3500sqft.)

On the floorplan, the dark area in the middle left is the sitting room/bar. The dark area in the lower right is the dining room. The red areas will be fireplaces, with the flume being shared by the rooms they split. EDIT: The red didn't show up, I'll put them in later. I've included an exterior drawing:

The large wooden panel at the front left should actually be glass (I'm not sure where your technology is on this point). I've also included a sketch of the hot springs enclosure. It's a rough sketch and there is a small hill involved. Do your best.

We aren't able to make glass in such large sizes but can make a pillar/cut class wall that will look fantastic in your design. Is this acceptable?

Yeah! Big$ for the shareholders!

I believe Acro must hold even more money back for more tiles, as this will gain much money. Also the shareholders could buy tiles and then sell them for a quick profit to Acro for resale.
Like say i buy a tile and then sell it to Acro for 150g.

This would enable Acro to gather many tiles (for example if 7 holders buy = 8 tiles) within one day. We could completely buy out the land and then sell it very expensive to the people!

Absolutely. That's what land speculation is all about. Pooling partner resources for partner profits.

With the low amount of tiles and buying restrictions we don't need to hold back any more cash for tiles in the Acroama account. If home sales start to falter then we might have to bolster it but for now we're fine.

Absolutely! That's preferred by most land owners. To build a house or mansion in a tile it must have either a castle or palace or some form of land improvement (mine/road/irrigation/fortress).

@Leningrado - One castle with 5 extra rooms and a hall, sold. Where would you like it built? You either need to own a tile, have permission from an owner to build on their tile or you need to build it in Valhalla. Total cost, castle +5 rooms, + hall = 3240g.

we need a change in the improovement list...

at the moment, palaces are better defended than castles, which is not accurate!
Palaces are for living, Castles for defending!

So what we should do:
* Strip all non-castle buildings of military improovements (maybe except walls).
* Add more military improovements for castles (only to be built there and not in mansions).
* For the stripping we do to the palaces, give them more luxury improovements (which can not be built at castles, but at mansions).

This will allow 2 classes of buildings:
* Military (Castles)
* Private (Others)

I would like to add on to my original house in Bavaria. I'd like to upgrade it to a large house with full baths. I also would like servant rooms and a servant area. I need a stable for my riding horse and for Hunter. (The neighbors are beginning to complain.) Will this have room for a chariot as well? I need some space for my hunting dogs as well but I don't see kennels listed. Are they available?

So, the price includes a living room and a den. I'd like my other room to be a bedroom. So, I can add up to three additional rooms? Ok, I want a library, an office/meeting room and wine/riot beer cellar.

Kennels are the same price as stables. These are very large, grand affairs for a breeding herd of horses or packs of dogs. They aren't necessary if you only have a couple of beasts. If you decide you don't want one or the other let me know before this sale is posted (next chat).

Alright, I am now ready to build my castle, in the Barony of Kultis (Tile 2/-2).

I would like the standard Castle, with 2 of the bedrooms combined as my suite. Also (included in the price, I believe) I need a Living Room, a Den, a Library, an extra Bedroom, and a Dining Room. If I understand the brochure correctly, a Steam Room is also included, as is a Servant Area.

I wish to add Servant Rooms, to house my staff, and a Hall.

I understand that basic Fortifications are included in the price.

I also wish to sell the hovel, erm, small house, that I have been living in.

Please let me know the price for all this, including my shareholder's discount. ;)

Hello!

Shaitan - I'm looking for some professional advice here. I am looking at building a new home on tile -3/0. It's a forest tile with lots of game running around. I'm stuck between building a mansion/castle, because of the low cost, and a small palace.

As you would be up on all the "new" state-of-the-art technologies, I was wondering if you could clue me in on the benefits of each dwelling. I would like a pool, an office and library. I will not have a need for servants quarters, but extra bedrooms would be good. Another large Dining Room or Hall, a very large living room and a suitably Master suite. I like the idea of a castle, but they can be cold and hard to maintain. I like the idea of a mansion or small palace too, but I'm not sure if either is right for me. Can you help me out here?

@Cyc - Being so far from the city I would recommend either the castle or the small palace. Either one is available configured as you desire without requiring more than the base price. The palace has the advantage of greater expandability at a later date as well as better protection now in the face of possible Aztec retaliation. My personal choice is a palace but I am biased as I live in the Marillion. I think your best bet right now is a castle. If it proves to eventually be too small for your needs we can build it up to a palace with little loss of materials (cost).

@SAAM - Do you want a mansion or a castle? Which tile do you want to build on? You've got the lake and the land tiles available from our agreements.

Acroama will build any and all business startup physical requirements for 10% less than the list rate. What this means is if you want to start a new business that costs 1000 in fees and 2000 in physical startup, we'll do that physical startup for 1800g.

I am stepping down from the position of CEO of Acroama Homes. This is not something I do lightly as this business has always been very dear to me. However, the people of Fanatika deserve a President who is as unencumbered by external responsibilities as possible.

I am naming donsig as my successor for this position. In fact, his agreement to take it was a requirement before I would step down from the office. Between donsig and I, we control a majority share of the company so a partnership vote is not required for this transfer of power.

I would like a presence in each province as I intend to be very active domestically. These will be simple homes so I will have a place to stay on my ventures to these far provinces. I will take a medium home with the below configuration in Tlaxcala and Dacula. Please also upgrade my small house in Bavaria to the same configuration.

2 bedrooms, convert to a master suite.
1 living room set up as a den/gentlemen's study.
Upgrade rooms: office and library.
Add Steamroom.

@disorganizer - You will get a cheaper upgrade to castle as the upgrade allowance is based on the asset value of the original property. Since you spent more for yours it will be worth more upon trade-up.

@Grandmaster - We have a new ruleset for Conflicts (internal warfare) that has greatly expanded the defensive works available. A keep is a small castle. All "castles" from before the rulechange are classified as keeps now.
