weird land textures on low settings

This is my rig:
Windows 7 64 Home premium
q6600 quadcore, 8800gt, 4gigs ram, DirectX10/11

I can play the game at mid-high settings no problem, and have been for the past couple days.

Today I decided to put all the graphic settings on the lowest possible settings. This is what I got...



Puzzled, I went back and reset the settings to the original mid to high levels and everything went back to normal. Set it to low again to make sure I wasnt imagining things and sure enough the funky graphics returned.

Anyone know what may be causing this? Remember, it is the low graphic settings that are causing this, so I doubt it's my card over heating or something.

Should be bug, get the same stuff on my system.
 
I get the same when choosing lower settings on both dirextx9 and directx10. Luckily the higher dirextx9 settings are behaving themselves and are playable on my PC.
