Land Banking (Canada, England)

Hi guys.

Recently, I've been in 2 talks regarding land banking in Canada and England. One was from a company named Wa**** Intenational and another called Profit****Plot.

In short, its about these companies buying over large undeveloped land in Canada and England which they "earmarked" it as next to be developed into residential or commerical estates. Which promised large low risk oppurtunity for the investors.

The idea is simple, these land banking companies will buy a piece of land in the respectable countries (which have laws selling to oversea investors, without co-owning) and then break them up into very small piece of land and resell it to individual investor either in their countries or oversea. The breaking up into small piece of land will "benefits" the small investors as they cannot afford to buy lands at huge prices.

The land they bought was said to be "earmarked" for the next stage of housing developement, hence mostly just situated outside greenbelt area awaiting their turns in development. The companies will then push for developments in this plot of lands, after the license are awarded by the gov. The so called housing developers will quickly comes in and buy the piece of land back from the land bankers at a much higher price. Even tenfold the original investment. making a windfall for those small land owners.

So, i like to know more about these companies and the land banking situation in Canada and England. And more specifically, Land around Edmonton, Alberta Canada.

I've never heard of such a scheme, but it seems plausible. Many Canadian cities are growing rapidly so near urban land increases in value very quickly.

I for one would be very carefrul when buying land in a far away place, plenty of opportunity there to get scammed.
 
To me it smells like a scam. Real estate scams are all the rage nowadays. You should definately check the land and housing price market projections though. If it looks like there is a chance that the real estate market wherever might start going down, you can't run away fast enough. Also check that they are actually doing what they are doing, and don't fall for pretty pictures. If you are going to invest in something, always make sure that there is progress.

In Australia recently there was a real estate scam which just went under. They were showing pictures of finished buildings, even though the buildings had remained a dormant construction site for 7 years! Don't be sucked in by contractors and investment advisers and so forth either. Make sure they aren't receiving a commission fee for every sucker they sign up to one.

Same, the 1st thing that comes into my mind is, "if its too good to be true, it probably is"

But i got a female friend who went on to be the consultant of such a company, of coz, i need to check out the things for her. The situation in Canada especially, since she is working for one that is dealing with Canada.

As an auditor herself, she claimed that the company's record is good, with 26 yrs in service and keep growing. Im still skeptical of it thou.

So i need to know more.
 
I edited my post with more stuff. Make sure she isn't being paid to sign you up. Don't think for a second that as a friend she isn't looking out for number one.

well, of coz she will be paid if ppl she recommended signed up. But im more concern about her actually, she is quite headstrong and seldom listen to ppl. A bit naive also.

Just want to be sure thats all. Dont want to see her get hurt.

Of coz, if it turns up to be true, than it can be quite an impressive investment channel. only if.

Make sure you don't get hurt. If she is a bit headrstrong and naive, there is the possiblity she has been suckered in. If you don't sign up and it is a scam, you are far more likely to remain friends with her than if you sign up and it is a scam.

There's the risk. And because it is overseas, you can't easily talk to real estate agents in the area of development on what the long-term prospects are for property prices. This is quite a dangerous venture, and I'ld recommend you take the time put a lot of research in to it. While internet posters may be able to post vague advise and information, we aren't experts.

I will be careful, im not into these investment anyway. Since im concentrating on equities trading myself. But IF its true, its really a good way to diversify my investment.

I already did some reseach on my part actually. and some of my concerns are found to be gunuine echoed by other such websites. But at the moment. I like to hear more from other posters, maybe some can help. :)

Well if you have a good thing, why risk it? :lol: But yeah, diversifying your investment is a good idea if it safe. :king:

Yup, i dont mind putting in some money if its found to be safe. Equities have its up and down also, dont put too much eggs in 1 basket.
