At one point in war campaign enemies will start offering lots of stuff for peace, including cities.
Don't accept default deal! You can do better.
What's important:
Get's as much gold and gold per turn possible. Take note that you'll get at least 10 turns of guaranteed peace, so those gold per turn deals are nicer then usual. Also, they'll ruin AI economy, while making your own easier to recover from war.
Get all strategic resource possible! That way, AI can't build their best troops for quite some time. Important if you plan to attack them later (10 or 30 turns later is best time). Just try not to overbuild your own army, since those resources are just temporary, and having more units then resources gives steep combat penalty.
Then there is matter of cities. Prioritize those cities close to you, if you want to keep them, or small ones that can be razed quickly, as a way to weaken opponent. Those that give important resources are worth more to the AI, so he'll agree to give them only if very desperate. If they are far too away, sometimes it's just better to take something else.
If you can get some bigger city that you can't possibly defend (too far away, or in the middle of other faction territory), you can gift it to some weaker friendly civilization that is nearby, which is a good way to equalize play field.
