What happens when a building becomes obsolete? Does it stop providing a benefit or is it just that there is a better way? i.e. Should I sell obsolete buildings.

They stop providing the benefit, yes. They also shouldn't contribute any maintenance costs afaik - but to be safe you'd be best off just selling them.
