Issues using Community Patch mod(s)

Hi - first time posting here.

Whenever I use the Community Patch mod (v. 89), I don't have any of the options in the top right corner to click (pictured below).

Whenever I use v. 94, I'm unable to trade with other Civs. The only thing that appears is "TRADE AGREEMENT" with no way to change it (pictured below).

I've tried uninstalling/reinstalling, deleting the Cache folder, and all other possible solutions but still can't get rid of these bugs. Does anyone have any suggestions? I've played 800+ hours with this mod before without issues but just started playing on a new PC.
 
To provide some more details...

I have tried uninstalling the game then reinstalling and only using the Vox Populi Community Patch mod (w/ EUI) and still get the "Message Area for AI" bug while being unable to trade. No other mods are active except for this one.

Unfortunately EUI is not compatible with the Community Patch only version at the moment, this will be fixed in the future.

It should work if you install the No EUI version and delete the UI_bc1 folder at (Program Files (x86)\Steam\steamapps\common\Sid Meier's Civilization V\Assets\DLC).

@vyyt, as our resident installation issues expert, take note.
