The brown building comes from one of the mods that adds extra buildings to districts - are they called districts expanded or something like that? I don't use them all, because it makes the game a bit too cluttered with too many decisions that don't always make clear sense to me, but I use the Industrial Zone one for the features it links into the Corporations game mode (the only game mode I use), and I use the one for Neighborhoods, because it actually makes these useful.
