Civ4 randomly slows and freezes

Hi, I'm having some trouble with Civilization 4. Here are my system specs:

Windows XP
Genuine Intel(R) CPU Centrino Duo
T2600 @ 2.16GHz
2.16GHz, 2.00 GB of RAM
NVIDIA Quadro NVS 110M

The problem: When playing online using Direct IP, at every two or three turns or so, my computer would start to slow and then eventually freeze. The screen would flicker once or twice. I can still move the cursor though. It's just I can't move around on the map. After a minute or or two, the game would stop freezing and go back to being completely normal. Sometimes, I get the message saying that I'm waiting for the other player to connect, but the problem lies with me and not the other person! So I have to exit and reconnect to the game when that happens.

I also played using a cable to connect two computers directly. Used Direct IP as usual, and everything went smooth until we started to develop gunpowder units. But the freezing didn't occur as much as when I played online.

This problem occurs in single player as well. But it runs smoother than when I LAN. The problem arises when I'm in the modern age. I remember having a lot of territories and units, and my computer would slow and freeze very frequently.

What I have done to try to solve the problem: I ran my virus scanner to make sure nothing was misbehaving. I ran the defragmenter. I terminated all processes I deemed unnecessary. I turned everything to low in the game.

Nothing worked. Any help would be great. Thanks!
