Weird Hexside Borders with GEM v1.11

I have been able to use various versions of CivUP (including the latest v2.2.2) without any problems, including being able to add a few additional mods. (using WinXP 32-bit, with DirectX-9 video)

However, I have not been able to get CivUP plus GEM v1.11 Beta or v1.11.1 Beta to work together (no other mods were added). Sometimes my starting units can move, and sometimes they are frozen in place. Regardless of whether my units can move, when using the latest GEM Betas, every viewable hex is surrounded by a glaring red/white border that pretty much obscures the terrain.

Attached is a screen print image showing what the weird hexsides look like.

Have already tried the standard stuff: clearing cache & moduserdata folders, no other mods present, verified steam cache, adjusted video settings, etc.

Other folks seems to be able to use the Latest GEM mods. Any idea what could be causing my particular display problem, or what I could do to fix this?

I have never seen something like that before. I don't know what might cause it. :think:

There were some wonder art issues with the recent versions which might be fixed in Gem v1.11.2. I believe the wonder art bugs were causing the rest of the graphical system to have issues.
 
Not that severe. Just ghost cities, and it seemed to require the wonders to be built or building first.
