I played that map for a bit, it was certainly do-able, though an awfully painful start. The biggest benefit was the nature of the land, a kind of snaky continent with numerous choke points available. Decent enough land and resources while highly defensible.

The warrior is on the same square as the settler; and even if it wasn't, there's no choice where to settle, is there?
