What else can I use chocolate syrup for in a snacking context that isn't a dairy product (i.e. milk, ice cream, etc.)?
 
Rural southern Illinois, rural Wisconsin. Toledo. That kind of places.

Depends on classification of decent. :p Low home prices tend to, but not always, correspond with low local prevailing wage or high local unemployment. If you land say, a high paying job with Caterpillar or somebody else in Peoria IL(not a fantastic job market overall), you can make your money go a pretty hefty distance.

Bonus points to living a bit more rural or in small towns - you can buy something of a "clunker" of a house and do a lot of fix-up work yourself. The materials will still be expensive and it takes forever, but the town itself is unlikely to kill the whole process with permitting expense and headaches.

I was thinking more along terms of buying a house in or near a college town and renting it to students.

You could get away with murder if you go this route. You could buy a real POS and leave it in horrible conditions and probably still get a college kid to rent it. Read my thread 'horror stories from your home' for proof of this in the OP.

The "slumlord" route is probably a better way to go with this. You can't pack a lot of low-income renters in a house, so it's really going to have to be a crapbox to get in the appropriate price range for students if you don't want to just break even the entire time you are renting it out. You might be able to better swing a house you convert to a duplex if you get it zoned appropriately for increased occupancy. Local government is going to be a factor in this. Bear in mind students won't be staying for a long time and they tend to be relatively hard on the places they live too - so renting out a "nice" home is going to eat you on wear and tear even if the bills seem to line up from month to month.
 
Yeah Farm Boy brought up an excellent point:
You need to have flexible lease agreements (say, on nine-month basis) or something and also be prepared for the property to be vacant in the summer months if you are hoping to rent to students.

Do you know, I've never thought about it.

Why do you ask?

I reckon I'll have to try the old cashews washed down with milk trick. Is it addictive? Does it get you high? How about carbonated milk?

I really don't know. Google wasn't my friend with a quick search and alas, I do not have time to go to a reference library today.

It might be tempting to draw conclusions that seem to make sense on this one, but there are just so many variables at work that if any correlation exists at all between experiencing sexual violence and a shift in political alignment(either direction) I would need to see a pretty good study to even begin to convince me that the relationship isn't spurious.

No so much abortion, but plenty Ron Paul threads, although no mention of RON PAUL FUN BUX unfortunately.:(

This is priced into the market of properties in college towns, making those units more expensive. Are you talking a 70K down payment, or 70K total?

70K total can get you a foreclosed upon property, or something nicer in a depressed rust belt city (Youngstown, Detroit, Chicago, Cleveland etc) that you may be able to fix up and rent to a student...
