Not only their age, their body and face too. They look more or less the same to me.


They are certainly of a type. I don't know 2 of the names. 2 are actresses, the rest are fashion models. All are blonde, or nearly so. All are considerably taller than the average woman. Like 5'9" to 6" or so. All are thinner than the average woman.
 
I'm not sure how people have a type. I mean I can see the logic to it, I look at a certain kind of person first too, but looks are just one part of the picture.

Sure. But that guy has had nothing but girlfriends who are very much of one physical type for 20 years now. Which does not suggest that other aspects are of that much importance to him.

I am alreadyhappy when newsmedia have their facts correct and even more when they do not omit facts that are needed to get the picture somewhat correct.
If that is ok they can ramble their opinions in any degree of left or right.

What is in the US the proportion of land price and replacement building cost of houses compared to a house on the market ?

How many years do you work just to pay the land ?

For the average examples above used.


I don't know that the info breaks out land versus structure costs. But land costs are definitely higher in the locations where housing costs are higher.

The highest housing costs are in the cities where the economy is strong with high paying jobs. These cities are fully developed places, where there is little unused land, and little land in use that is available for redevelopment. A major issue is land use restrictions and NIMBY zoning laws which restrict the redevelopment of property, and the construction of higher density housing.

The thing is that if that land price increase would not happen... the building cost of housing should go down on a like for like basis to houses of the past (same regulations and standards of the past). (ignoring inflation)
Now... that building cost go somewhat up from regulations and standards going up somewhat from energy footprint and health & safety is imo certainly ok, but luxury level (like the size of the bathroom) is imo free choice.
But the advantages of cleverer constructions, pre-fab elements, productivity increases in basic materials, etc, etc should lead to fundamentally lower building costs.
The tiny house revolution is demonstrating that all: the whole house build in factories benefitting from the full power of productivity increases and "mass production".

The end consumer, that starter, paying the bill.
